The eighteen select homes at LoHi Court had all of the features to match an exciting, urban lifestyle...incomparable location wrapped in dining and entertaining opportunities, full-sized 2-car attached garage, wide-open entertaining spaces, sumptuous retreat areas, and enticing rooftop decks – for entertaining or privacy – that look out from one of the highest points in LoHi.

Our floor plans offered two-bedrooms, two and a half baths, and were very generously sized for the price – from 1,503 to 1,634 square feet. All homes featured a lavishly proportioned rooftop deck. Koelbel Urban Homes is provided an upscale finish and detailing, including white oak flooring on the main level; standard fireplace; lightly textured walls and ceilings; lever brushed-steel door hardware; four-piece master bath with slab countertops, ceramic tile tub decks and shower walls; and a gourmet kitchen that shows stainless appliances with slab countertops and sleek Euro design cabinets.

These beautiful infill duplexes were designed by Bernie Costello, principal of BcDc. Since 1994, Mr. Costello has been an active architectural design and construction professional and a passionate advocate for urban infill and sustainable building practices. His work focuses on affordable and distinctive design solutions and has been recognized with numerous local and national awards. A wide range of experience and a lifetime spent on-site dealing with the craft of homebuilding, forms and influences his work.

Located in the Harvard Gulch and Platte Park Neighborhoods, where everything is walkable or bikable, including:

KUH partnered with San Diego-based Pathfinder Partners LLC, a developer who specializes in turning around projects with an element of financial distress, to remodel and build 16 townhomes in Village at Hilltop. The location was off Colorado Boulevard, where the former University of Colorado medical campus is set for redevelopment. The location fit the dynamic creating New-Urban opportunities. The first of those is the ever-growing popularity of urban dining, entertainment and associated retail – an excitement that cuts across generations, luring older buyers as well as Gen-Xers and Gen-Yers. The second is the growing scarcity of affordably priced homes in Denver – now hitting a decade low.

Carl Koelbel summed up the opportunity with this observation: "These areas have larger land footprints that we find in typical areas with this kind of city access; redevelopment of an old hospital provides a site where you can reimagine the urban environment."

Trader Joe's arrival was exactly the kind of game changer that Pathfinder seeks in an urban opportunity. Meanwhile price-consciousness figured into Pathfinder's and Koelbel's release of Village at hilltop – a short walk from Snooze and other eateries close to the Trader Joe's site. The townhomes were designed to fit into the look and feel of the surrounding neighborhood and were priced from the mid $300s.
